Southeastern Title Services, Inc. is an agent of First American Title Insurance Company, Chicago Title Insurance Company and Land American Title Insurance Company.

Southeastern Title Services, Inc. provides complete title and closing services for both residential and commercial projects, including services for the home developers, residential condominium developers and converters as well as office building developers and converters. In addition to the below referenced services normally provided by a title company, Southeastern Title is staffed with attorneys and paralegals from the law firm of Fieldstone Lester Shear & Denberg, LLP that oversee the entire closing process as well as providing legal assistance where necessary. These services include the following:

1. Negotiation of any amendments to contracts formed with buyers and/or their attorneys and prepare or review addenda or amendments to the purchase contracts.

2. Preparation of seller closing documents, coordination of closings with buyers and buyers’ lenders.

3. Attendance at closings.

4. Disbursements of closing proceeds.

5. Obtain releases from developer’s lender, distribution of closing documents, dealing with lien issues that arise during the course of the project, issue applicable title insurance policies to buyers and their lenders.

6. Act as the settlement agent for the buyer’s lenders providing purchase money financing

7. Serve as Escrow Agent for contract deposits.
